American Home Shield tops this list with 15,372 BBB complaints over three years, but that mostly reflects its position as one of the largest providers in the market. To compare companies fairly you'd want complaints per customer, which no source publishes reliably for this industry. That's why our Reliability Score is built from the BBB letter rating, BBB review averages, and Trustpilot scores, signals the rating bodies have already normalized, rather than from raw complaint counts.

The more useful signal here is the gap between complaint volume and reliability: a company with a high complaint count but a strong reliability grade is likely just large, while a smaller company with a high count relative to its size is the one to scrutinize. Always confirm coverage terms in writing before buying.
